Avenue One Development Collaborative Journey
In 2015, we teamed up with Omaha's Jasper Stone Partners to launch the innovative Avenue One project spanning 200 acres in West Omaha. Our journey began with a comprehensive market demand analysis, determining the optimal mix of land uses and conducting market and financial feasibility studies. This initial groundwork set the stage for our ambitious vision - a thoughtfully designed development featuring over 1,500 multifamily homes, 600K SF of lifestyle-focused retail, 700K SF of Class A office spaces, a stylish branded hotel, and a tranquil green space covering 26 acres with 6 miles of scenic trails.
Through our combined efforts, Jasper Stone Partners successfully obtained the necessary mixed-use program entitlements and zoning approvals from the City of Omaha. Going further, they worked to establish an Enhancement Employment Area, allowing for the utilization of occupancy tax revenue to support various project development aspects.
As our journey progressed, we took the lead in finding the ideal retail partner for Jasper Stone Partners, leading us to collaborate with the renowned Poag Development Group from Memphis. Together, we are creating a vibrant 600K SF lifestyle destination, blending retail experiences, fine dining, and entertainment options across 80 acres at the bustling 192nd and West Dodge intersection. This partnership has evolved into a joint venture, with JLL as the esteemed development and leasing partner and Torti Gallas + Partners handling site and architectural design.
Our partnership reached a significant milestone with the enactment of the Good Life Transformational Projects Act by the State of Nebraska Legislature in 2023. This groundbreaking legislation introduced state sales tax incentives, providing crucial support for development costs in designated Good Life Districts. Our team's thorough economic impact analysis on the $1.4 billion Avenue One project was instrumental in securing the coveted Good Life District designation, set to take effect in early 2024.
