Partnership Ventures with Several Twists

We have fostered a long-standing collaboration with North American Properties, a prominent real estate developer based in Cincinnati, since 2017. With a proven track record of bringing the vibrant Avalon lifestyle mixed-use center to life in Atlanta, North American Properties embarked on an equally ambitious project, Riverton, spanning 350 acres along the picturesque Raritan River in Sayreville, NJ, strategically located near the bustling metropolis of New York City.

In our partnership, we engaged in various activities across different markets such as residential, retail, grocery, restaurants, services, offices, and hospitality sectors. A significant aspect of our collaboration involved creating a detailed development plan, selecting a diverse range of retail tenants, and forecasting revenues for each specific segment. These strategic initiatives were instrumental in facilitating North American Properties' purchase of the former National Lead site in 2018, as well as successfully navigating the intricate procedures for obtaining entitlements and zoning approvals from the Borough of Sayreville between 2018 and 2019.

In 2019, our focus shifted towards navigating the intricate landscape of the state tax credit program overseen by the New Jersey Economic Development Authority. We conducted a thorough economic impact analysis for the monumental $2.5 billion project. Over the following years, from 2020 to 2023, we developed tailored economic and market analyses to address the nuanced aspects of the project.

The culmination of our collaborative efforts came to fruition in 2023 as the application process reached its peak. In December 2023, the NJEDA granted a substantial 10-year, $400 million tax credit for the project, set to commence in 2024. This journey has been marked by a series of unique challenges, unexpected twists, and ultimately, resounding triumphs.
