We are delighted to have worked with The New Home Company (NYSE: NWHM) to evaluate the feasibility of incorporating retail and office spaces in the proposed lifestyle center in Eastvale, CA. Our analysis aimed to support NWHM in their vision of transforming the Leal Property into a vibrant master planned community, featuring 2,000 single-family homes.
The potential development of a lifestyle center at the intersection of Limonite Avenue and Hamner Avenue presented an exciting opportunity to create a hub for social engagement and economic growth within the community. Our team conducted a thorough assessment to ensure that the proposed retail and office spaces would complement the residential area, enhancing the overall appeal of the neighborhood.
Furthermore, our evaluation included plans for a civic center adjacent to the lifestyle center, which would house essential community services such as city hall, a library, and a police station. By analyzing the economic impact and financial feasibility of these developments, we provided valuable insights that guided productive discussions with the City of Eastvale.
As a result of collaborative efforts between NWHM, Hoffman Strategy Group, and city stakeholders, the Leal Masterplan was successfully amended in May 2022. The endorsement of the plan amendment by the City Council marked a significant milestone in the journey towards establishing a vibrant downtown area in Eastvale, the first for the city, fulfilling the community's vision for growth and progress.
